Abbott Manson are one of only a small handful of Agents able to offer a Free Rental Guarantee Insurance which means that even if your tenant hits hard times and can’t pay the rent - you are not going to be out of pocket.

Applying for a Property
When you apply for a property we require an administration fee. This covers the costs involved in taking up references and credit checks etc plus the cost of producing the relevant legal documentation and tenancy agreements. The fees are as follows - £175 plus VAT for the first applicant and £50 plus VAT for each additional tenant. Please note that anyone over the age of 18, living in the property, must be referenced and their names included on the tenancy agreement. This fee is not refundable if you choose not to proceed or fail to meet the necessary credit or reference checks

Guarantors
In certain circumstances it may be necessary to arrange a guarantor and if so, we require these forms to be returned as soon as possible otherwise the property will be offered for rent again. As the name suggests a guarantor will guarantee to pay the rent in the event you are unable to do so.

Services
The rent paid does not include services, such as gas, electricity, water sewerage and council tax. (unless otherwise stated) Abbott Manson will automatically transfer all services to the tenants name from the date of entry, with exception of the telephone line as BT require all new tenants to contact them directly. Please note that it is up to the tenant to obtain a TV licence.

Before Check-In
Prior to being checked into the property, we require one months rent in advance and a security deposit normally equivalent to one months rent in cleared funds, personal cheques are not acceptable unless paid in advance.

Checking In
We shall agree a mutally convenient time with you to meet at the property. The contracts must be signed by all the parties taking the property, and keys can only be released upon a fully signed contract, signed inventory and cleared monies paid.
